What we store

Whatever floats, rolls, or hauls.

One lot. Five categories. Pulled-through, parked, or trailer-only — there's a spot sized for what you've got.

  • RVs & Motorhomes

Class A, B, C — all sizes. Pull-through spots with room to maneuver.

  • Boats on Trailers

Skiffs, center consoles, bay boats — kept dry and ready to launch.

  • Empty Boat & Utility Trailers

Drop the trailer and forget it until you need it again.

  • Enclosed Box Trailers

Work trailers, gear trailers, equipment haulers — all welcome.

  • Jet Skis on Trailers

Single or double, kept out of the weather between rides.

  • Short-Term & Transient

Weekly rates for vacationers and seasonal visitors — overflow from the KOA next door.

Why Kings Row

Six reasons your gear sleeps easy here.

We're not a chain. We're a gravel lot, a forklift, some cameras, and a guy who's known the Lower Keys for three decades.

  1. 01

Wide lots, easy in & out

Big aisles built for 40-foot rigs and long trailers. Pull through, back in, swing wide — no fender-clipping required.

  2. 02

    On-site forklift for unload help

Heavy gear, bulky toys, a pallet of supplies you can't muscle alone? We've got a forklift on the lot to give you a hand.

  3. 03

    Cameras & designated spots

Security cameras cover the lot. Every customer has an assigned spot — strangers stand out fast in a place where everyone knows who belongs.

  4. 04

    Randy's been here 30 years

Need a mechanic, fiberglass guy, AC tech, or someone to pressure-wash your rig before hurricane season? Randy knows everybody in the Lower Keys. One call.

  5. 05

Right off US-1, next to KOA

Easy on, easy off the Overseas Highway. Across from Mangrove Mamas. Five minutes to Mangrove Marina, twenty to Stock Island, half an hour to Marathon.

  6. 06

    Hookups when you need them

Electrical and sewer hookups available for RVs that need to stay charged or get cleaned out before the next trip.

From the lot

What customers say.

Randy's been storing my Class A for four winters now. Place is well kept, my rig is always exactly how I left it, and when I needed a recommendation for a leveling jack repair he had a guy out the next day. Wouldn't store anywhere else in the Lower Keys.
Tom B. Marathon · winter resident
Wide aisles, real cameras on the lot, and a forklift when I needed help moving a generator. And Randy actually answers the phone — that's worth a lot down here.
Steve M. Bay boat owner, Cudjoe Key

Monthly rate + $50/week
3 – 6 months
Monthly rate + $25/week

⚓ Example: a large Class A (monthly rate $200) stored for 4 months = $200 × 4 + $25/week × ~17 weeks ≈ $1,225 total.

Minimum stay 1 week — partial weeks bill as full weeks (so 10 days = 2 weeks). A small setup fee may apply for short-term rentals — Randy will confirm when you call.

Common questions

Before you call.

The questions Randy gets asked most. Don't see yours? Send a message or call him.

01 How does access work?
Right now access is open 24/7 — drive in and go to your assigned spot. Designated spots and security cameras keep things in order.
02 What's the lease term?
Month-to-month. Stay as long as you need — no annual contract.
03 Do I need to carry insurance on my stored item?
Yes — your boat, RV, or trailer should be covered by your own insurance while in storage. Most owners already have this through their RV or marine policy.
04 How does short-term pricing work?
Take the monthly rate for your category and size, and add a weekly surcharge based on length of stay: +$50/week for stays of 0–3 months, +$25/week for stays of 3–6 months, no surcharge at 6+ months. Example: a large Class A motorhome (monthly rate $200) stored for 4 months works out to about $1,225 total ($200 × 4 + $25/week × ~17 weeks). A small setup fee may apply for short-term rentals — Randy will confirm when you call.
05 Is there a minimum stay?
Yes — 1-week minimum. Partial weeks bill as full weeks, so a 10-day stay is treated as 2 weeks, a 12-day stay is also 2 weeks. If you need to store something for just a few days, call Randy — he may have flexibility depending on what's open.
